Terrain and coastline
The land sits on the undeveloped northwestern side of Šipan. From the water's edge it climbs gently to a 200-metre summit, under pine forest and native Mediterranean plants. Private holdings of this size with this much Adriatic shoreline rarely come to market.
Getting to Šipan from Dubrovnik
The estate feels remote, yet the mainland is close:
- Dubrovnik: the island lies about 14 nautical miles (26 km) northwest of the city.
- Fast catamaran: high-speed lines such as TP Line run from Šipanska Luka to Gruž Harbour in Dubrovnik in about 45 minutes.
- Car ferry: Jadrolinija runs daily car ferries from Suđurađ, the island's second port. Private cars, supply vehicles and heavy machinery can come over the same way.
- Dubrovnik Airport: about 53 km away, reached by boat to the harbour and then by taxi.
Road access and utilities
A public macadam road links the estate to Šipanska Luka, the island's main town. Water and electricity can be brought to the land along this route, which simplifies future building.
Building potential on seafront land on Šipan
Under the current Spatial Plan of the City of Dubrovnik, this location allows high-end estates developed around agritourism:
- Subdivision: the land can be divided into separate estates of at least 30,000 m² (3 hectares, about 7.4 acres) each.
- Conditions: residential buildings are permitted together with a registered family farm (OPG) that cultivates native crops such as olives, vines, lemons or carob.
- Building size: each parcel of at least 30,000 m² that lies more than 100 metres from the sea may hold a building of up to 1,400 m². Up to 400 m² can be living space above ground. The rest can go underground, for example as a wine cellar, an olive oil mill or a spa.
Who the estate suits
Šipan has a long history and an aristocratic past, and Dubrovnik is a short boat ride away. The land could become a group of self-sufficient eco-villas, a large private family compound or an agritourism resort.
